The first images have been released of new homes being built on the former Havering College site in Harold Hill.
Bellway London has created this CGI to show how homes at the development, known as Roe Wood Park, will look.
Work is progressing on the 120 new homes at the former Quarles Campus site, off Tring Gardens. And the early build stages have been captured in a series of drone photographs taken by local resident Peter Barrett.
Roe Wood Park is being delivered by Bellway London and Mercury Land Holdings, a wholly owned company of Havering Council which develops housing in the borough.
The new development will comprise 53 houses and apartments for private sale, including a mix of one, two and three-bedroom properties. There will also be 47 affordable homes available through low-cost rent or shared ownership. A further 20 homes will be retained by Mercury Land Holdings for private rent.
Ed Brading, Acting Head of Sales for Bellway Thames Gateway, said: “This first CGI of Roe Wood Park, which we hope will launch this spring, shows homes located next to one of the new footpaths that will be created through the development.
“It demonstrates the space and landscaping that will characterise the street scenes. We are working on additional CGIs which will further illustrate the high-quality, modern designs of the homes as well as the areas of public open space, including a new public park and play space for children.

Sales at Roe Wood Park are expected to open to the public in the spring next year, when the first homes will be released.
Ed added: “As is evident from these aerial shots, Roe Wood Park is surrounded by green open space and woodland, including neighbouring Dagnam Park and The Manor nature reserve, which will be complemented by the new public open space we are providing within the development.
“Excellent transport links, such as close proximity to Harold Wood railway station and Junction 28 of the M25, mean we are expecting particular interest from commuters. However, the mix of one to three-bedroom properties has been designed to cater for a wide range of people, including first-time buyers and families.”

The former college site was vacated in 2020 and plans for its redevelopment were approved in February 2022. Demolition work started earlier this year and groundworks are now underway.
